The Role

• Utilities supervisor ensures continuity of gas/electricity/water/air conditioning/compressed air/ventilation /sewer including high voltage electrical systems supply to production site and office premises, controls over the cost-effective use of these resources, develops utilization plans to ensure cost saving.
• Utilities supervisor is responsible for execution, developing and implementation of preventive maintenance plans for fire extinguishing system/gas/electricity/water/air conditioning/compressed air/ventilation /sewer
• Utilities supervisor ensures compliance with all local, state, and Federal utilities codes, regulations, and laws. 
• Interfaces with service contractors and vendors. 
• Prepares and implements maintenance schedules. Inspects utility plant and plant equipment for safety and maintenance status. Organizes utilization, timely maintenance and repairs of the utility equipment. Schedules utilities down times to exclude disruption of services. Deploys activities to improve operational efficiency and reliability of the equipment.
• Supervises outsource maintenance technicians; ensures implementation of the maintenance methods. Provides labor safety during maintenance work.
• Prepares contract documentation for gas/water/electricity supply services. Follow up contract execution.
• Participates in renovation and construction projects, including development of project requirements specification for power supply equipment and utility networks.
• Leads energy saving projects in utility equipment (ventilation, cooling, compressed air, natural gas, electricity)
• Requests required tools, equipment, materials, and supplies; obtains price quotes as necessary.

Gross monthly base salary: 10,000 AED

Requirements

• University Qualifications: Higher education or Bachelor’s Degree in Engineering (Electrical / Mechanical)
• Other certifications obtained: Mid-Level (Word, Excel, Visio, Power Point proficiency). Experience in reading and drawing in AutoCAD
• Nature and length of previous experience: At least five (5) years’ operational work experience in Utilities Operation for a manufacturing plant

Specialist knowledge: 
• Good knowledge in general production process equipment, familiar with mechanical theory and maintenance knowledge
• Must be an experienced and has thorough working knowledge of manufacturing plant infrastructure systems such gas/electricity/water/air conditioning/compressed air/ventilation /sewer is essential for success in this position
• Soft Skills and Personality traits: Experience in LEAN production is an advantage
• Experience in leading or participation in Improvement Teams is an advantage 
• Self-motivation, well-organization and team orientation

Responsible for the receiving, storing, issuing and accounting of Finance materials and supplies. Assist the Store Supervisor in the control of all Finance store items and to maintain a fully computerized system for the administration of Finance Maintenance systems.  
Hotel Overview:
  Located on the east coast of the United Arab Emirates with sweeping views of the Gulf known for its natural beauty set against the backdrop of the historic Hajar Mountains.  The hotel consists of 180 rooms and residences, along with a marina and beach club.  
 
Summary of Responsibilities:
Reporting to the Manager Position Title, responsibilities and essential job functions include but are not limited to the following:
  • To be thoroughly familiar with all spare parts requirements and specifications for all equipment installed in the Hotel.
  • Categorize all store areas within his control to ensure spares are readily identified and available when required.
  • Control issuance of storeroom items in order to prevent wastage.
  • Ensure that any delivered items, comply with the requirements and specifications.
  • Maintain day-to-day records for accounting purposes.
  • Prepare purchase requests and follow-up with purchasing Department for prompt delivery.
  • Ensure working areas are kept clean and tidy all times.
  • Ensure cleanliness of appearance and uniform, particularly when working in guest areas.
  • Observe and practice safe working methods.
  • Attend life safety instruction classes and any other Hotel training schemes.
  • Performs related duties and special projects where and when instructed by his supervisor.

  • Work to the highest standards of his trade and conforms to all local codes of practice.
  • Inspect supplier’s delivery of Finance materials and supplies for conformity with quantity and quality specifications.
  • Store and arranges stocks for ease of issuance, maintains cleanliness and orderliness of storerooms.
  • Issue materials and supplies per approved requisitions.
  • Keep records of materials received or issued.
  • Initiate purchase requisitions for Finance materials and supplies, assists purchasing department.
  • Conduct monthly inventory of materials and supplies comparing stock card balances with physical count.
Compute material costs for work orders
 
Qualifications:

About the Position: The Retail Leasing Manager will be responsible to manage and direct the daily activities of the leasing department in accordance with organization policies and standards.  Responsible for all leasing functions which include reviewing and negotiating lease transactions and agreements.  Responsible for the productivity and performance of the leasing department, reporting to the Head of Leasing-Doha.  Familiar with a variety of the field’s concepts, practices and procedures with the following objectives:

- Be able to analyze the market and negotiate with assigned levels of retailers, local, regional and international.
- In conjunction with the Head of Leasing (and any outsourced consultants), you are required to seek and secure by way of lease, new stores that will benefit the current retail mix.
- Seek alternates for more than one retailer for given spaces.
- Maintain an up to date database of retailers with their full details so as to facilitate the leasing process.
- Develop and maintain target lists for sales prospecting.
- Maintain good relations with prospective tenants including attending meetings, presentations, oral and written communication, assisting in site visits, providing the updated leasing tools, etc.
- Based on guidelines from your superiors, produce correspondence both formal and informal, including letters, memorandums, retailers profiles and retailer history. Compile requisite paperwork for leased deals with bi monthly or monthly reports.
- Furnish data for entry of terms and conditions for the lease documents.
- Assist as liaison with tenants during the tenant fit out.  To support to Tenant Delivery Managers with respect to hand over information and delivery of tenant design.
- In summary- tenant sourcing, rental negotiations, compiling of lease reports, managing retail leasing process, lease renewals, tenant relations, tenant mix, ability to keep to deadlines and prioritize work.  Attention to detail.
In addition you will be required to manage the below:
Planning: Prepares and implements leasing plans and tactics to support the Leasing strategy to exploit the current market demand and generate future demand for the Retail Leasing business to achieve or exceed projected units and revenue targets. 
Market Intelligence: Researches market in terms of current demand, customer preference, types, size, and location of the properties.  Where possible, obtains information on competitors pricing policy, property specifications to revamp the company pricing policy, strategies and tactics to effectively position the property against the competition and enhance market share.
Targeting Prospective Customer: Prepares a target list of prospective tenants, local and international, suitable for the type of properties available for leasing.   Prepares company profile, and performs due diligence on prospective tenants as appropriate.
Term Negotiation:  Negotiates and finalises lease terms in line with prevailing SOP’s, Budgets, DOA’s and any other conditions required by the business
Legal:
Arranging Documentation: Ensures that all documentation is correctly prepared in accordance with the SOP (LAF/LCA, Lease Contract etc.) and is signed by the authorized person as per the DOA in order to avoid any litigation in future and to serve as a point of reference.   Maintains awareness of local legal procedures and practices, ensuring that these are upheld and/or not contradicted in lease terms.

Team Management: Helps maintain motivation of the team to ensure high degree of productivity, efficiency and commitment
  

About You: The chosen candidate will meet all of the essential requirements below:
Bachelors degree from a reputable university, sound knowledge of Leasing market and practices in local market, 3-5 years as a Leasing professional, a good understanding of tenant mix and zoning, knowledge of leasing contracts and strong analytical skills.

Ensure uniform and personal appearance are clean and professional. Welcome and acknowledge all guests according to company standards. Speak with others using clear and professional language. Support team to reach common goals; listen and respond appropriately to the concerns of other employees. Ensure adherence to quality expectations and standards.
